BEFORE WE BEGIN

Please answer the following questions so we can prepare a preliminary budget estimate and identify the best starting point for your project.

Note: Your responses and the budget range provided are preliminary only, not a final quote. This form is simply to give you a rough idea of what your project may cost.

* Even if you’re unsure, give your best answer with the information you have.

Which services you are interested in?

Timber Fabrication & Installation: We fabricate and raise the reclaimed frame on your prepared slab or foundation.

Dry-In Service: Includes timber fabrication and installation plus wall framing, roof

decking, exterior doors and windows, and roof system so the building is weather-tight and ready for interior finishing.

Design Service: We create design plans for the reclaimed frame elements only, which you can hand off to your architect or engineer for complete build plans.

Project Management: We oversee your project from the planning stage through construction, coordinating with contractors, engineers, and architects. Our role is to align scope, budget, and schedule while keeping the build on track and organized.

Complete Service: Includes the design and pre-construction services as well as timber fabrication, installation, and dry-in for full start-to-finish support.

Choose your reclaimed frame option

Refer to guide below
  1. Original Reclaimed Frame: If you value a structure that stays as close as possible to its original historic design, choose this option.

  2. Modified Reclaimed Frame: If you value keeping a historic frame but need it adapted for a new footprint or layout, choose this option.

  3. Custom Reclaimed Frame: If you value total design freedom while still using reclaimed timbers and traditional building techniques, choose this option.

Do you have any of the following in place?

You can make multiple selections or none of the above.

What day would you like construction to begin on your property?

Please allow 6–12 months of planning and preparation before your build can begin. This time is needed for design, pre-construction work, and fabrication.

What is the intended use for this structure?

Example: This could be a home, barn, commercial building, or event space.

What is the approximate finished square footage space you'd like for your reclaimed structure?

Enter your best estimate (for example, 2,400 sq ft).

Please include additional measurements below if decided.

Select Your Preferred Timber Species

Select the timber species you prefer, or choose “Undecided” if you don’t have a preference yet.

* Because reclaimed wood is unique, the final product may look slightly different than these examples.

Select Your Timber Type

Select the timber style you prefer, or choose “Undecided” if you don’t have a preference yet.

Choose Your Frame Complexity

Refer to the visual below.

Important Note:
More bents and elaborate joinery don’t automatically make a timber frame stronger, but they do make it more expensive. Each added detail means more layout, more cutting, and more labor. We recommend choosing the level of complexity that matches the look and presence you want to create.

Would you like other reclaimed materials beyond the frame?

This is optional, but sharing a photo will help us prepare a more accurate price range

Are there any unique timber frame elements you would like to include in this project?

(arched braces, decorative trusses, or other custom design details, etc.)

What type of roof system do you prefer?

Select the roof you have in mind. If unsure, choose “Other” and provide details below.

Dormers

Dormer
Optional, but sharing a photo will help us understand your vision

Cupolas

Cupola
Optional, but sharing a photo will help us understand your vision

Site & Foundation

We use this information to evaluate access, terrain, and foundation needs.

If not owned, share expected timeline.
(slab, crawlspace, basement, piers, etc.)
If access is limited, please describe the restrictions.
(flat, hillside, bluff, access on all four sides, etc.)
(soft ground, snow, floodplain, road weight limits, etc.)

Would you like Three Ten to include Dry-In Service in your project?

Dried-in typically includes wall and ceiling insulation with exterior sheathing as the core service, and can also include roofing, doors, windows, siding, and other elements as needed.

Your answer here will guide the next set of questions.

What type of exterior siding do you prefer?

Choose your preferred siding style, or select “Unknown” if not sure.
This is optional, but sharing a photo will help us prepare a more accurate price range.

What type of roofing do you prefer?

If you’re not sure yet, select “Unknown”
This is optional, but sharing a photo will help us prepare a more accurate price range.

Do you want the building insulated?

How would you like the interior to look?

(timber frame fully exposed against a clean backdrop such as drywall, a rustic finish such as rough-sawn wood, etc.)
Optional but very helpful

Windows & Doors

Approximate number and sizes for windows & exterior doors

Example: 10 windows (approx. 3×5 each)
Example: 4 exterior doors (3 standard, 1 double slider)

Large Openings

Do you need any large openings, such as vehicle bays, glass walls, or sliding doors?

Examples:  2 bays (12′ wide each) ; 1 glass wall (20′ wide), 1 double sliding door

What is your total project budget you do not want to exceed?

This number includes all construction costs, not just Three Ten Timber’s services.

(best estimate is fine)

Help us Visualize Your Project

This is optional, but sharing photos, sketches, or inspiration images helps us tremendously in preparing your estimate.

Picture of the property or location where you plan to build.
An example of a barn, cabin, or structure you like the look of.
A sketch, rendering, or plan that shows your ideas for layout or design.

Is there anything else we should know to help us prepare your budget range?

How We Work

We specialize in building with historic reclaimed timbers using traditional joinery. To make sure every project succeeds, we separate what we do, what we manage, and what we don’t. This helps clarify where our craftsmanship ends and where our project management and coordination begin.

What We Can Self-Perform

  1. Fabricate and raise custom timber frame and log structures using historic reclaimed timbers with traditional joinery.

  2. Create design plans for reclaimed frame elements that your architect or engineer can use to produce complete build plans.

  3. Provide pre-construction services to assemble the team, set the budget, and plan scope and schedule.

  4. Build to a weatherproof exterior (Dry-In Service), which can include:

Structural Insulated Panel (SIP) installation or other wall/roof enclosure systems

    • Roof decking installation

    • Exterior siding installation (when included in scope)

    • Window and exterior door installation

    • Flashing, trim, and sealants required for a tight building envelope
Supply reclaimed materials for siding, roof decking, and flooring when included in scope.

What We Can Manage

  1. Coordinate architects, engineers, and designers to produce complete architectural and engineered plan sets.

  2. Oversee permitting, code compliance, and HOA approvals through the appropriate professionals.

  3. Manage subcontractors for excavation, foundation, framing, roofing, and other trades.

  4. Schedule and supervise mechanical, electrical, and plumbing contractors.

  5. Handle bid solicitation, procurement, budgeting, and progress tracking throughout the build.

  6. Act as the owner’s representative to ensure quality, communication, and alignment from start to finish.

What We Don’t Self-Perform

  1. Site work such as surveying, soils testing, tree clearing, grading, driveways, or utility trenching.

  2. Excavation, foundation, and concrete.

  3. Mechanical, electrical, plumbing, fire suppression, or low-voltage systems.

  4. Full general contracting or assuming legal responsibility for all trades.

  5. Landscaping, hardscaping, gutters, septic or well systems, and final utility connections.
